The flat was clean, modern, and sunny - just like the profile, no complaints there. But the communication from the company managing it? Honestly baffling. Full of stern warnings not to even ask for things I never intended to request, and threats of fines for breaking oddly specific rules no other Airbnb host seems to have.
Apparently someone once asked for a third roll of toilet paper, and now I have to sign a contract promising to buy my own. Putting used linens in the wrong place? That’s a 200 SEK offense. These are just examples, but you get the idea.
The irony? They don’t follow their own rules. We arrived to dirty dishes, and some of the promised basics - like the bottle of shampoo, trash bags, and those legendary two rolls of toilet paper were missing. The kitchen pans didn’t work with the induction stove.
I normally wouldn’t nitpick, but if I’m to spend my holidays being threatened about oddly specific rules and fines, the host should follow them to the letter too.

We booked late the day prior and when we checked in the apartment had not been cleaned from last guest. however when contacted, we were assigned a different apartment as thankfully they own multiple apartments in the block. 2nd apartment was clean and ready for us. we did have to follow up for additional towels and bedding as we were only supplied one set in error. location wise the place was perfect. bus stop around the corner, giving us easy access to stockholm to explore.

It was okay to stay there, but I won't book this place again.Positive: These things were good: The description about how to reach the place and how to enter the room were helpful and clear. There was instant coffee and some teas when I arrived. The place was clean and the view was beautiful.Negative: These things could be improved: 1) Most importantly: Service personnel should be more available, at least during the day. When I left my room on the first day, around 10A.M., there was a woman (she was seeming very upset) whose stay had been cancelled (automatically?) by mistake. She was exhausted and couldn't get into her room, I found her crying on the staircase, next to a large suitcase after a long journey, unable to reach anyone to find out what happened to her room. I tried to call the service personnel for her, but nobody picked up. 2) Bed linen and curtains were not anti-allergenic. There were dust mites in the room, so that my allergy became triggered. 3) There was not enough toilet paper for my entire stay, neither were there enough dish washing tabs, nor sufficient clean towels. The amounts for these things should be adapted to the length of the stay for each guest. It took 24 hours for new toilet paper to arrive at my door, after I inquired. 4.) There was no full body mirror in the room, so I couldn't see if my clothes were appropriate for my professional meetings in Stockholm. 5.) It was not communicated from the side of the Ruins Hotel that there is currently a massive construction site on the bridge leading to the hotel neighbourhood, making it much more complicated to leave the area by foot. Had I known, I might not have booked the place.

Everything was wonderful! The communication was very detailed and clear. The apartment had everything you need, and the view is dreamy, especially if you have a room on the first or second floor.

HOUSE RULES
1. Additional identification and information is requested upon booking.
2. Respect the quiet hours between 22h00 to 08h00, to ensure a peaceful environment for all residents.
3. Check-in starts from 16h00 onwards, and check-out must be completed by 10h00 at the latest.
4. Only the number of people stated in the booking are allowed to stay in the property. No parties, larger gatherings, or overnight guests are permitted without prior approval from the host. These rules are enforced by camera surveillance at the entrance door and a decibel monitor. Failure to comply with this rule will result in the dispatch of a Securitas guard to your residence to ensure silence, this will be a cost of approximately 3000 sek that will be charged to your reservation.
5. Treat the property with care and respect. The neighbors are part of our community, so please be considerate of them as well.
6. Pets are not allowed on the property.
7. Personal items left on the premises are not the responsibility of the host.
8. Smoking is strictly prohibited inside the apartment, on balconies, and within 15 meters of the building entrance, in compliance with Swedish law.
Fee for smoking: 5000 sek
9. If keys are lost, additional charges will apply:
- A fee of 2000 kr will be charged for the lost key and service.
- Replacing the lock will incur a fee of 4000 kr.
10. Checkout Instructions: All dishes must be washed, garbage disposed of, and used linen and towels collected and placed inside the apartment near the entrance door. Failure to follow these instructions or leaving the apartment excessively dirty will result in additional charges.
Fee for leaving dirty dishes: 200 SEK
Fee for not collecting used linen and towels: 200 SEK
Fee for not properly preparing the property for checkout: additional cleaning charges will apply.
