Overall we enjoyed our stay at Fredrik's apartment, which is located in the middle of Östermalm so that everything for daily live (restaurants, bars, shops, supermarket, foodhall, etc.) is in walkable distance. The house is quite nice and located on a busy road, but the noise level is still okay. The apartment itself has some pro's and con's (some of them could be fixed):Pro's: Very nice Kitchen, mostly well equipped (Jura coffee machine), nice living room with wooden floor and heigh ceiling, very spacious wardrobe in the bedroomCon's: 3rd floor without elevator (70 stairs), good for a little workout ;-), very small bathroom (shower only, now window, no shelves), living room: furniture practical, but not living up the the atmosphere of the apartment, sparse decorations, unfortunately the white carpet had very visible stains, kitchen: no lids for the saucepans,bedroom: the windows were sealed with a black foil (???) which were in bad condition (why no blackout curtains?)

The stay was great, very beautiful apartment in a great location, easy check-in once you go through all the text messages that are a bit overwhealming at the beginning. The place was very clean! No shampoo/soap in the bathroom though so just keep that in mind! Overall lovely stay.

Fantastic location in a very trendy neighbourhood. Short walk to most main tourist attractions and also to work if your office is located centrally.

1. Additional identification and information is requested upon booking for verification purposes.
2. Check-in is from 16:00 and check-out is by 10:00, unless otherwise agreed in advance.
3. Only registered guests may stay at the property. All guests must be listed on the check-in form or approved in writing prior to arrival. Any unregistered visitor will incur a fee of SEK 500 per person/night and may result in immediate cancellation of the reservation. Contact us in advance if you plan to invite someone.
4. Please respect quiet hours between 22:00 and 08:00 to ensure a peaceful environment for neighbours and residents.
5. Parties, events, and excessive noise are strictly prohibited. To enforce this policy, CCTV is installed in common areas of the building (not inside the home), and noise and smoke monitoring devices are in use. Any required intervention by security or property management will be charged to the guest (~ SEK 3,000).
6. Guests must treat the property with care and respect neighbours at all times — they are part of our community.
7. Pets are not allowed on the property.
8. Smoking is strictly prohibited indoors, on balconies, in courtyards, through windows, and within 20 metres of the building entrance. A fee of SEK 5,000 will be charged for violations.
9. While cleaning is included, guests must leave the property in an acceptable condition. In cases of excessive dirt or abnormal soiling, additional cleaning will be carried out at the guest’s expense.
10. Keys must be handled with care. Lost keys will incur replacement and administrative costs starting from SEK 2,000. If a lock replacement is required, a fee of SEK 4,000 will be charged.
11. Guests are responsible for their personal belongings. The host is not liable for any items left behind.
