Pontus was an exceptional host and went above and beyond to make our stay memorable. Communication was excellent throughout, and he genuinely cared about making sure everything met, and exceeded, our expectations.The apartment was spotless, well-equipped, and with fantastic views over Åre that we never got tired of waking up to. The photos didn’t match the apartment we booked. A heads-up about this host: we were given a different apartment than the one we reserved. The apartment we booked had windows in the bedrooms, but the one we received had no windows in any of the three bedrooms. It felt very cramped and the air quality was poor, so one of us chose to sleep on the living-room sofa.Only after three days of emailing the host’s rather unresponsive customer service were we offered the option to move to another apartment. That offer only came after I said I would involve a lawyer. Overall, this was a very disappointing experience, and I would not recommend booking with this host, as they did not seem reliable.

1. After booking, we’ll need some additional details (e.g., ID information and certain booking details).
2. Quiet hours are 10:00 PM–8:00 AM to avoid disturbing neighbors.
3. Check-in from 4:00 PM; check-out by 10:00 AM.
4. Only registered guests may stay in the apartment. No parties and no unregistered overnight visitors. There is a camera at the entrance and a noise sensor is in use. If rules are broken, a security company (Securitas) may be called out (approx. SEK 3,000).
5. Please take good care of the apartment and be considerate of the neighbors.
6. No pets.
7. The host is not responsible for personal belongings left behind.
8. No smoking indoors, on the balcony, or within 15 meters of the entrance (in accordance with Swedish law). Smoking fee: SEK 500.
9. Lost key: SEK 200; lock replacement: SEK 400.
10. At check-out: wash all dishes, take out the trash, and place used bed linen/towels together by the entrance. Fees: SEK 200 for unwashed dishes, SEK 200 if linen/towels are not left as instructed, plus any extra cleaning fee if the apartment is unusually dirty.
By accepting or signing the booking confirmation, you agree to these house rules. The goal is a pleasant stay for both guests and residents.

To receive a full refund, guests must cancel within 48 hours of booking, and the cancellation must occur at least 14 days before check-in.
If guests cancel 14 or more days before check-in but not within 48 hours of booking, the host will be paid 50% for all nights.
If guests cancel between 7 and 14 days before check-in, the host will be paid 50% for all nights.
If guests cancel after that, the host will be paid 100% for all nights.
