The process after booking needs to be simplified.Negative: The post-booking procedure is quite complicated and cumbersome. There are several questions that seem unnecessary, such as the SMS from the USA requesting that you first provide the accommodation’s phone number and specify where the key can be collected. In my previous bookings via Booking.com in Ho Chi Minh and various places in China, the process was much simpler and more relaxed – whereas Cosy - Östersund felt rather more complex.

The address was inaccurate, so it took us some time to finally arrive. The bathroom was not properly cleaned—it was dusty, with an unclean toilet and mirror. There was no toilet paper provided, and we only received one set of towels, even though we were two adults traveling with an infant. We were advised to supply our own toilet paper. According to the listing, the accommodation was supposed to include toilet paper, towels, shower gel, shampoo, hand soap, dishwashing supplies, a coffee maker, and garbage bags; unfortunately, none of these items were available. We also noticed that fitted sheets for the sofa bed were missing. The night before our check-out, a gentleman delivered toilet paper and towels, meaning we had already spent one night without these essential items. When I contacted the host, I mostly received automated responses. I even inquired about parking and was told that there are various parking options in Stockholm—even though the accommodation is located in Östersund (?). Overall, it was a very disappointing experience for both me and my children, and it did not provide the relaxing stay we had hoped for. On a positive note, the furniture and bedding were fresh, and the kitchen was also clean despite some missing essentials.

House rules
1. Respect the quiet hours between 22h00 to 08h00, to ensure a peaceful environment for all residents.
2. Additional identification and information may be requested upon booking.
3. Only the number of people stated in the booking are allowed to stay in the property. No parties, larger gatherings, or overnight guests are permitted without prior approval from the host. These rules are enforced by an exterior surveillance camera located outside the entrance. There is also a decibel monitor inside the property. Failure to comply with this rule will result in the dispatch of a Securitas guard to your residence to ensure silence, this will be a cost of approximately 3000 sek that will be charged to your reservation.
4. Smoking is strictly prohibited inside the apartment, on balconies, and within 15 meters of the building entrance, in compliance with Swedish law.
5. Treat the property with care and respect. Our neighbors are part of our community, so please be considerate of them as well.
6. Pets are not allowed on the property.
7. Check-in starts from 16h00 onwards, and check-out must be completed by 10h00 at the latest.
8. Personal items left on the premises are not the responsibility of the host.
9. Loss of keys means we need to change locks to a cost of 2000 SEK, so please be careful
10. Ensure all dishes are washed and garbage disposed of as instructed in the property's check-in details before departure. Failure to follow the checkout instructions and/or leaving the apartment exceedingly dirty will render an additional fee.

Cancellation policy
To receive a full refund, guests must cancel within 48 hours of booking, and the cancellation must occur at least 14 days before check-in.
If guests cancel 14 or more days before check-in but not within 48 hours of booking, the host will be paid 50% for all nights.
If guests cancel between 7 and 14 days before check-in, the host will be paid 50% for all nights.
If guests cancel after that, the host will be paid 100% for all nights.
