The hot water wasn’t working, and unfortunately no one came to fix it before we checked out.

We were very happy with the apartment. It was very clean and equipped to a high standard. Everything we needed was provided. With the metro, we were in the city center within just a few minutes. Shops for everyday essentials were also easy to reach on foot. Communication was always helpful and friendly.

No coffee, no grill pan, sparsely furnished, lighting awful. But the worst thing was the access system which involved unnecessarily complicated registration and relied on having a mobile phone that hadn't run out of battery and required an internet connection. It was a pity that this was not explained up-front so that we could have chosen somewhere else to stay.

1. Additional identification and information is requested upon booking for verification purposes.
2. Check-in is from 16:00 and check-out is by 10:00, unless otherwise agreed in advance.
3. Only registered guests may stay at the property. All guests must be listed on the check-in form or approved in writing prior to arrival. Any unregistered visitor will incur a fee of SEK 500 per person/night and may result in immediate cancellation of the reservation. Contact us in advance if you plan to invite someone.
4. Please respect quiet hours between 22:00 and 08:00 to ensure a peaceful environment for neighbours and residents.
5. Parties, events, and excessive noise are strictly prohibited. To enforce this policy, CCTV is installed in common areas of the building (not inside the home), and noise and smoke monitoring devices are in use. Any required intervention by security or property management will be charged to the guest (~ SEK 3,000).
6. Guests must treat the property with care and respect neighbours at all times — they are part of our community.
7. Pets are not allowed on the property.
8. Smoking is strictly prohibited indoors, on balconies, in courtyards, through windows, and within 20 metres of the building entrance. A fee of SEK 5,000 will be charged for violations.
9. While cleaning is included, guests must leave the property in an acceptable condition. In cases of excessive dirt or abnormal soiling, additional cleaning will be carried out at the guest’s expense.
10. Keys must be handled with care. Lost keys will incur replacement and administrative costs starting from SEK 2,000. If a lock replacement is required, a fee of SEK 4,000 will be charged.
11. Guests are responsible for their personal belongings. The host is not liable for any items left behind.
12. Emergency call-outs required to resolve faults or issues caused by the guest will incur an administrative fee starting from SEK 1,000.

To receive a full refund, guests must cancel within 48 hours of booking, and the cancellation must occur at least 14 days before check-in.
If guests cancel 14 or more days before check-in but not within 48 hours of booking, the host will be paid 50% for all nights.
If guests cancel between 7 and 14 days before check-in, the host will be paid 50% for all nights.
If guests cancel after that, the host will be paid 100% for all nights.
