We were a friend group op 12 people staying at this place and had a wonderful time. It was such a peaceful, nourishing and luxurious place to return to and relax after a full day of skiing. We especially loved the spaciousness and the sauna and bought some wood so we could light up the fireplace for extra cosiness.

We stayed with a large group of friends at Kim’s place for 4 days to ski in Åre. The house was very big and had everything you need, it is also conveniently only 5 min located from the train station and around the same from the lifts. There was an add on for arriving early, which allowed us to enter the house at 7 am, which was wonderful. Would definitely recommend!

1. Additional identification and information is requested upon booking for verification purposes.
2. Please respect quiet hours between 22:00 and 08:00 to maintain a peaceful environment for all residents.
3. Check-in: From 16:00 onwards. Check-out: No later than 10:00 (unless express cleaning and alternate times are pre-approved).
4. Only registered guests (listed in the check-in form or approved in writing) are allowed on the property. Unregistered visitors will incur a charge of 500 SEK/night/person or may result in immediate cancellation without refund. Always communicate with us in advance if you plan to invite someone.
5. No parties or events: To enforce this, CCTV is installed in common areas (not inside the apartment), along with a noise and smoke monitor. Violations will lead to security intervention at your expense (~SEK 3,000).
6. Please treat the home with care. Be mindful of our neighbors—they are part of our community.
7. Pets are not allowed on the property.
8. The host is not responsible for any personal belongings left on the premises.
9. Smoking is strictly prohibited indoors, by windows, on balconies, in the courtyard, or within 20 meters of the building entrance. Violations will be charged SEK 5,000.
10. Please handle the keys with care. If lost, a minimum fee of SEK 2,000 applies.
CHECK-OUT INSTRUCTIONS
Please follow these steps before departure:
- Wash all used dishes
- Dispose of all trash
- Gather all used towels and bed linen and place them inside the apartment near the entrance
Excessive mess may result in additional cleaning charges.

To receive a full refund, guests must cancel within 48 hours of booking, and the cancellation must occur at least 14 days before check-in.
If guests cancel 14 or more days before check-in but not within 48 hours of booking, the host will be paid 50% for all nights.
If guests cancel between 7 and 14 days before check-in, the host will be paid 50% for all nights.
If guests cancel after that, the host will be paid 100% for all nights.
