Overall good value for a weekend but with some issues:
+ Location, walking distance to the city and nature. Note, the slope is steep and the Bergbana funicular seems unreliable
+ Ski-in, ski-out. Mid-April, it was unusable due to a lack of snow. But we could easily walk to another slope
+ The studio was on the nice side of the building: view over the city, lake and mountains. We had no disturbance from the specified construction work
- The bed was not comfortable. The mattresses are old and with stains
- Loud noise from the river outside. With windows closed I had to use earplugs
- Digital key requiring each user to register, install an app and use the phone as the only way to enter. For us, the system worked quite poorly
- Oversensitive smoke detectors. Yes, there are signs everywhere about them. Maybe fix the ventilation or the sensitivity of the detectors instead of stressing us out the with absurd fees (500€!)
- A microwave would be a nice addition. Also, the tea kettle was dirty

Beautiful view, great location. Easy to get to and from town via Bergbana and ski in/out to the lift 30m from the building.Only down side is there's no microwave or oven, only a stovetop.

Nice little studio with a fantastic view. It is well-suited for a short stay - however, there is no oven in the apartment if you want to cook your own food. Thank you for a lovely stay!

Simple and good accommodation close to everything. I enjoyed my stay, though I would have appreciated some storage space in the bathroom. There was no coffee initially, but the host arranged it so nicely on the very same day we mentioned it. I can warmly recommend this place. Perfect for two people.

1. We may request additional identification or information after booking for verification purposes.
2. Check-in is from 16:00 and check-out is by 10:00, unless otherwise agreed in advance.
3. Only registered guests may stay at the property. All guests must be listed on the check-in form or approved in writing prior to arrival. Any unregistered visitor will incur a fee of SEK 500 per person/night and may result in immediate cancellation of the reservation. Contact us in advance if you plan to invite someone.
4. Please respect quiet hours between 22:00 and 08:00 to ensure a peaceful environment for neighbours and residents.
5. Parties, events, and excessive noise are strictly prohibited. To enforce this policy, CCTV may be present in common areas of the building (not inside the home), and noise and smoke monitoring devices are in use. Any required intervention by security or property management will be charged to the guest (typically SEK 3,000).
6. Guests must treat the property with care and respect neighbours at all times — they are part of our community.
7. Pets are not allowed unless explicitly stated in the listing.
8. Smoking is strictly prohibited indoors, on balconies, in courtyards, through windows, and within 20 metres of the building entrance. A fee of SEK 5,000 will be charged for violations.
9. While cleaning is included, guests must leave the property in an acceptable condition. In cases of excessive dirt or abnormal soiling, additional cleaning will be carried out at the guest’s expense.
10. Keys must be handled with care. Lost keys will incur replacement and administrative costs starting from SEK 2,000. If a lock replacement is required, a fee of SEK 4,000 will be charged.
11. Charging electric vehicles on the property is prohibited unless EV charging has been explicitly included in the booking or separately arranged. Violations will result in a fee of at least SEK 1,500.
12. For properties where applicable, snow removal and ice control are not included. Guests may need to clear snow and/or treat icy surfaces around the accommodation as needed during their stay.
13. Guests are responsible for their personal belongings. The host is not liable for any items left behind.

To receive a full refund, guests must cancel within 48 hours of booking, and the cancellation must occur at least 14 days before check-in.
