The positives - the apartment matched the description, was easy to check in via an app, and had the amenities expected. All information required prior to check in was provided, albeit in a blunt and impersonal format.
The negatives - no flexibility on check in whatsoever despite the apartment not being booked the night before we checked in. Ask for an additional charge to get in 1 hour earlier felt like price gouging (4pm was standard check in), when the spirit of AirBnB is generally to be flexible where possible.
Location wise, it's in Sodermalm, but worth noting it's a 20 minute walk to the central part of the island (observation, not criticism!)
Overall a good, if basic, apartment, but some disappointing elements that tainted the overall experience.

Exactly as shown and described. Extremely central location - 6 min walk or so to Nytorget which is full of restauraunt and bars. The street itself is very quiet but close to everything else

Very nice place, central. Fredrik was very nice and responsive. A very comfortable stay.
House rules
1. Additional identification and information is requested upon booking.
2. Respect the quiet hours between 22h00 to 08h00, to ensure a peaceful environment for all residents.
3. Check-in starts from 16h00 onwards, and check-out must be completed by 10h00 at the latest.
4. Only the number of people stated in the booking are allowed to stay in the property. No parties, larger gatherings, or overnight guests are permitted without prior approval from the host. These rules are enforced by camera surveillance at the entrance door and a decibel monitor. Failure to comply with this rule will result in the dispatch of a Securitas guard to your residence to ensure silence, this will be a cost of approximately 3000 sek that will be charged to your reservation.
5. Treat the property with care and respect. The neighbors are part of our community, so please be considerate of them as well.
6. Pets are not allowed on the property.
7. Personal items left on the premises are not the responsibility of the host.
8. Smoking is strictly prohibited inside the apartment, on balconies, and within 15 meters of the building entrance, in compliance with Swedish law.
Fee for smoking: 5000 sek
9. No smoking in the apartment or on the balcony
10. Glass bottles, cardboard, metal, paper etc, is preferably deposited at Folkungagatan nr.141-143 with (only 80 meters from the house, a nice walk).
11. Household waste/residues: keep in closed plastic bags under the sink (never outside the front door or in the hallway). Cleaning company will take care of it at your check-out. For longer stays, enquire about garbage handling.
12. There is no laundry room in the building. www.tvattomaten.se is about the only laundromat in Stockholm.
13. Kindly, wash the dishes before check-out.
