How our pricing works

With +7 years of data collection and pricing, we have developed a proven model for you as a customer to get the best possible return

Collection of market prices
We collect all prices and availability for all objects on Airbnb and other rental platforms throughout the EU every day.

This data, together with historic market prices and peer-pricing is processed to help us set a base price per day 365 days into the future, always up to date.
Tailored pricing
After base-prices are set, strategy is decided for each listing and its characteristics. Actual prices shown to guests is updated once every hour based on, among other things:
  • Event calendars for each location,
  • The ratings the residence receives from travelers
  • Occupancy rate of the object
  • Occupancy rate of the area
  • Relevant peers performance and pacing
Analysis & Adaptation
All outcomes are evaluated against the best comparable properties in the area and the pricing strategy is adjusted to improve total revenue going forward.

The more data that is collected over time for each listing, the better the models get for future pricing for your property and for the portfolio as a whole.
